Most builders and renovators pick a sealant or construction adhesive the same way they pick most site consumables: brand habit, what’s on the shelf, price. Chemistry doesn’t come into it. For outdoor or structural work, that’s usually fine. But for anything going into an enclosed space — floors, wall panels, window frames, school fit-outs, residential renovations — what’s in the cartridge matters more than most people realise.
This is a guide to what VOCs are, why they’re worth understanding when you’re specifying indoor work, and how MS Polymer technology produces a genuinely low VOC sealant and adhesive that also performs better in several practical respects than the products most tradespeople reach for by default.
Volatile organic compounds (VOCs) are chemicals that evaporate at room temperature. In adhesives and sealants, they come primarily from solvents — the carrier chemicals that give many standard products their workable consistency and help them flow out of the cartridge cleanly. When those solvents evaporate during and after application, they release compounds into the surrounding air.
Outdoors, this isn’t a significant concern. In an enclosed space — a house under renovation, a school classroom being refurbished, an apartment with limited ventilation… it is. The Australian Government’s YourHome guide lists adhesives as one of the primary VOC sources in residential buildings, alongside paints and new furnishings. Off-gassing is highest immediately after installation and continues at lower levels for an extended period.
Common symptoms from VOC exposure in enclosed spaces include eye and throat irritation, headaches, and aggravated respiratory conditions. These are often attributed to “new building smell” without anyone connecting them to specific products.
For builders working on occupied renovations, schools, childcare centres, aged care facilities, or any project where occupants return quickly after completion, the VOC content of the adhesives and sealants used directly affects the people moving back in.
Beyond health, solvent-based adhesives and sealants have a performance problem that’s directly related to the solvent content: they shrink.
When the solvent phase evaporates during cure, the product loses volume. In a joint or gap, this means the sealant pulls away from the edges slightly as it cures. This can lead to cracking over time, reduced adhesion at the bond line, and joints that need reapplication earlier than expected. It’s not a failure mode that shows up immediately, but it’s a common reason for callbacks on flooring and joinery work.
Solvent-free products don’t have this problem. They cure to full volume because there’s no solvent to evaporate.
MS Polymer (Modified Silane Polymer, sometimes called Modified Silicone or hybrid sealant) is a construction adhesive and sealant technology that combines the best properties of silicone and polyurethane chemistries while addressing the main limitations of both.
Standard silicone: excellent flexibility and weathering, but can’t be painted, bleeds silicone oil onto adjacent surfaces causing staining on stone and masonry, and doesn’t bond as strongly to most substrates.
Standard polyurethane: good bond strength and flexibility, but contains solvents (shrinkage, odour, VOC emissions) and in many formulations requires careful handling due to the curing chemistry involved.
MS Polymer takes a different approach at the molecular level. The polymer uses a polyether backbone with silane end groups that cure through atmospheric moisture. This means that no solvents are required to achieve the right application viscosity, and no solvent off-gassing during or after cure.
Paintable. MS Polymer cures to a surface that accepts most common paint systems. Standard silicone doesn’t. It repels paint, which is why you see paint peeling away from silicone joints. For any interior joinery or trim work, this is a genuine advantage.
No staining on adjacent materials. Because MS Polymer contains no silicone oil, it doesn’t bleed onto surrounding surfaces. Silicone-based products are notorious for leaving an invisible oil residue on stone, masonry, and timber that prevents anything (paint, other sealants, coatings) from adhering in that area.
No shrinkage. Solvent-free cure means the product stays where you put it. No pull-away at joint edges, no sunken finish.
Bonds most substrates without primer. MS Polymer adheres to concrete, masonry, aluminium, coated metals, timber, UPVC, glass, GRC panels, and most composite materials without needing a primer step. This is useful on mixed-substrate jobs where you’d otherwise be carrying multiple primers.
Flexible enough for movement joints. The AS-4001 MS Polymer Construction Sealant has ±50% joint movement capability (ASTM C719), which puts it in the same performance bracket as polyurethane for dynamic joints subject to expansion and contraction.
“Low VOC” appears frequently on adhesive and sealant packaging, but it’s worth knowing what sits behind the claim. In Australia there’s no single regulated definition of the term for construction adhesives and sealants, so the figure that actually matters is the VOC content number tested to a named standard.

The low VOC profile of the MS Polymer range is most relevant for:
Residential renovations in occupied homes. Particularly flooring adhesive, trim sealants, and window frame sealing where residents are returning to the space within days.
Schools and childcare centres. Holiday or weekend fit-outs where students are back in classrooms within 48–72 hours. Low VOC products reduce the chemical load in the space during that critical re-entry window.
Aged care and healthcare facilities. Where occupants have limited ability to avoid poorly ventilated spaces and may have respiratory sensitivities.
Engineered timber flooring installation. The AS-4030 flooring adhesive was specifically developed for wood floor installation — elastic enough to allow the floor to expand and contract without adhesion failures, and without the solvent shrinkage that causes hollow spots and squeaking in flooring bonded with older-generation adhesives.
